The original roof structure is solid, but most of these homes are on their second or third shingle roof by now. The biggest issue we see in older Canonsburg housing stock is undersized or non-existent attic ventilation, which shortens shingle life dramatically. Mid-Century and Newer Canonsburg Neighborhoods

Mid-century Canonsburg ranches and split-levels, built between the 1950s and 1970s and common in the neighborhoods north of town and toward Houston, typically have low-pitch roofs that are easy to walk but show damage faster because of the longer water dwell time on a shallow slope. We see a lot of granule loss and earlier-than-average shingle failure on these homes.

Newer Canonsburg developments out toward Cecil Township and the borough fringe were built mostly in the 1990s and 2000s. Generally higher-end materials and steeper pitches, but the original builder-grade shingles on a lot of these homes are reaching the 20 to 25 year mark right around now, meaning a lot of these are due for first replacement.

Those two eras get quoted differently, and it is worth knowing why. A shallow ranch has a short ridge relative to its roof area, so a ridge vent by itself often cannot move enough air and we add intake or off-ridge venting to get the attic breathing. A steeper 1990s two-story has plenty of ridge but more valleys, more penetrations, and skylights that are now thirty years old.

Not every Canonsburg roof that leaks needs to come off, and we will tell you when it does not. Winter Weather on Canonsburg Roofs
