Bethel Park is one of the South Hills' most populous and well-established suburbs. We work Bethel Park regularly — it's a quick drive from our Canonsburg base, and we know the housing stock and the typical issues we run into in different sections of the borough.

Bethel Park is overwhelmingly mid-century suburban — ranches, split-levels, and Colonials built largely between the 1950s and 1980s. Most of these homes are on their second or third shingle roof by now, and a lot of them have the same recurring issues: undersized attic ventilation, builder-grade shingles that didn't last as long as promised, and ice damming damage from past winters.

Mid-century ranches and splits built 1950s-1970s have low to medium roof pitch and simple gable rooflines, often with original sheathing made from plank rather than plywood. The biggest issue we see in this housing stock is ventilation — most of these homes were built before adequate intake and exhaust ventilation was code, and the result is hot attics that bake the shingles from below. Adding ridge vent and intake vents during a replacement extends the next roof's lifespan significantly.

1980s-90s Colonials and two-stories in the newer Bethel Park developments have steeper roofs and more complex rooflines with multiple gables. Most are now reaching first-replacement age. We also do the multi-unit work on townhomes and condos throughout the borough — replacement and repair on connected unit roofs requires coordination with HOAs and adjacent owners, and we handle it.

Bethel Park gets a fair share of weather-driven roofing issues, with ice damming being the most common winter problem we get called for.
